Building management & maintenance, A New Standard in Property Management

At most management companies, the people who do the work are the same people who check it. At Achla Group, a Quality Control department that does not report to operations goes out to every property, grades the work, and opens a service call for any finding below standard until it is resolved.

Who we are

Achla Group: property management and quality of life

We were founded in 2018 by three partners with backgrounds in real estate, finance and operations, out of a familiar frustration: large companies that respond from a distance, and small companies without the tools. We chose to build a third option: the strength of a large company with the availability of a true partner.

How we work

You see every shekel

The financial arrangement is set separately with each client: who manages the account, who has signing authority and how money flows. What doesn’t change is what you see: every shekel, every month, by line item.

How the money is managed
  1. Who manages the account, who has signing authority and how expenses are approved is agreed in writing before we start.

  2. Ongoing collection from residents and tenants, step-by-step handling of arrears, and preparing supplier payments.

  3. Every income line, every expense by line item, collection status and the list of debtors, in black and white.

  4. Competing quotes for any out-of-scope work, your approval before the order, and checking the invoice against the work actually done before payment. That is what prevents the expense nobody remembers approving.

  5. Electricity, water and insurance are shown at actual cost and separately from the management fee, and our profit line is stated explicitly. You can negotiate it, and that is exactly the point.

  6. The contract term, the notice period and any cost of leaving are all spelled out in the contract in advance.

The Silent Gap Between Planning and Reality: The Real Problem in Developing Income-Producing Real Estate

In office building management, one of the biggest and most expensive problems is the gap between planning and construction and the real life of the tower after handover. On paper everything works. Then the operating stag

What people ask us

The questions to ask any management company

Who exactly will look after my building, and how do I reach them?

Ask for a name. Every property we manage has an account manager with a name, a direct phone number and a permanent team that knows the building and its residents, not a call center that passes you between agents. When you evaluate a company, ask two questions: who is our account manager, by name, and how many other properties do they manage at the same time. If there is no answer with a name and a number, there probably is no real account manager.

What happens when you call at two in the morning?

A real person answers. The call is logged with a timestamp and a reference number, and the property’s account manager sees it too. When you evaluate a company, ask two simple questions: who answers at night, and how will I know tomorrow morning what was done about my call. A company that does not log every call cannot really answer the second one.

How do I know the monthly bill is fair?

Ask for an itemized proposal rather than one lump-sum price, and ask to see where the management company’s profit is stated. With us it is a line in the proposal. In addition, by the 10th of every month you get a report that details every income and every expense by line item, the collection status and the list of debtors. A proposal you cannot break into line items is a proposal you cannot compare with any other.

Who checks the management company itself?

This is the most important question to ask, and usually there is no answer. We have a Quality Control department that does not report to the operations team: it inspects the properties and grades the work, and any finding below standard is opened as a service call and handled until it is closed. Ask every company who checks them, and who that checker reports to. If the answer is “our manager”, that is not quality control.

How can you tell the management is really working?

Not by feel, by numbers. The occupancy rate, how many breakdowns there were compared with planned preventive maintenance, and the maintenance cost per square meter over years, not in a single month. A well-maintained property keeps its tenants and justifies its rent, and that is what shows on the bottom line. Ask to see these numbers next to the invoice.

A resident does not pay. What can actually be done?

A step-by-step process: an automatic reminder, a personal call, a formal warning letter, and finally an application to the Land Registry Supervisor, a real and enforceable procedure rather than an empty threat. But what matters most is who runs it. When collection moves to an outside party it stops being an awkward conversation between neighbors, and in practice most debts are settled in the early stages precisely because of that.
