Beyond maintenance

We manage the experience of living and working in the complex

A well-maintained building is only the foundation. The real question is whether residents and employees are happy to be there. That is the job of our Quality of Life department.

Layer 1

The operational foundation

Regular cleaning, maintenance that works, proper lighting, elevators serviced on schedule and an orderly parking garage. Without these, no community event will save the way the complex feels.

  • Daily cleaning of public areas
  • Planned preventive maintenance for every system
  • A 24/7 service center answered by a real person
  • Landscaping and outdoor area upkeep
Layer 2

Community and experience

On top of the foundation we build the layer that turns a complex into a place. It is what makes residents stay and tenants renew their leases.

  • Community events and holiday toasts
  • Activities and bouncy castles for the complex’s children
  • Talks and workshops for residents and employees
  • Perks from local businesses
  • Concierge services through the app

Why it matters

A good experience is a financial asset

The link is direct. A well-maintained, sought-after complex keeps tenants longer, shortens the time to occupancy and supports higher rents. For a residents’ committee, it means a complex where apartments sell quickly and at a better price. For a property owner, higher occupancy and a better NOI. For a developer, remaining inventory that sells faster.

What people ask us

Questions about the Quality of Life department

What is a Quality of Life department at a management company?

It is the layer above maintenance and cleaning: managing the community life of the complex. It is responsible for resident events, commercial perks, children’s activities, talks and concierge services, so residents feel they are part of a community and not just people who live in the same building.

Do community services make the management fees more expensive?

Not necessarily. Some of the activity is funded through partnerships with suppliers and local businesses, and some goes into the budget as a small dedicated line item approved in advance by the residents’ committee. We show the cost separately so the decision is yours.

How does this affect the value of the apartments in the complex?

A complex with an active community life and good maintenance is in higher demand. You see it in how quickly apartments sell and the price they get, and in how quickly a developer can sell the rest of their inventory.
