How much does it cost? It depends, and here is exactly on what
Here is exactly how we price: the proposal is built line by line, each line with what drives it, and our profit line is stated explicitly. That is how you really compare proposals.
Every line separately, zero surprises
These are the main lines. The proposal itself has a full breakdown based on the building and its systems.
| Line item | What drives the price |
|---|---|
| Cleaning | Public area in sq m, frequency, glass facades and height |
| Routine and preventive maintenance | Number and type of systems: elevators, air conditioning, generator, pumps |
| Security and access control | Guarding standard, staffed hours, camera systems |
| Landscaping | Landscaped area and irrigation systems |
| Shared electricity and water | Actual consumption: passed through with no markup |
| Insurance | The building’s insurance policy: passed through with no markup |
| Repair reserve | Building age and system condition, set together with the residents’ committee |
| Management fee | The only line that is our profit, stated explicitly |
Electricity, water and insurance are passed through at actual cost, with no markup. Our profit sits in one line only, the management fee, and it is stated explicitly in the proposal.

Questions about price and pricing
How much does it cost to manage a residential building?
The usual market range for building fees in a building with an elevator and a lobby is ₪400–700 per apartment per month, and in luxury towers with a pool and a gym ₪700–2,000. The price is driven by the systems and the level of service, not by the size of the management company. Our proposal is always itemized by line, so you can see exactly where every shekel goes.
Why is an itemized proposal better than an all-in price?
A single all-in price hides what is inside it: you cannot tell whether enough was allocated to preventive maintenance, how much was taken as profit, or what will happen when you ask to cut back a service. An itemized proposal lets you really compare companies, change scope in a controlled way, and make sure the savings do not come at the expense of the things that hold the property’s value.
Is a cheaper proposal a better deal?
Not necessarily. A proposal well below the market is usually funded from one of three sources: fewer actual hours of cleaning and maintenance, giving up preventive maintenance (which shows up as costly breakdowns a year or two later), or extras that appear on the monthly bill. That is why it matters to compare line against line, not bottom line against bottom line.
What is the commitment, and what are the exit terms?
The contract period, the notice period and any cost involved in leaving are set out in the contract in advance. We prefer a client who stays because they are satisfied, so it matters to us that the terms are clear before signing.
