Management of luxury and residential towers
On handover day the tower is at its best. The question is how the lobby, the pool and the elevators will look five years from now, and who will answer the committee when something does not work. We manage residential complexes of several towers, with a permanent team and an account manager who knows the residents.
Six things you get
Dedicated account manager
A manager who is on site and knows the committee, the residents and the suppliers. They attend the annual general meeting and answer to the committee directly.
Budget and collection reports
A monthly report to the committee: how much was collected, who hasn't paid, what was spent and on what. The annual budget is prepared and presented at the general meeting, and the decisions stay with the committee.
Supplier management
Lobby, cleaning, landscaping, elevators and pool are managed through us. If a supplier doesn't meet the standard, it is replaced quickly, without the committee having to handle it themselves.
Preventive maintenance
The generator, elevators, fire suppression systems and pool systems are inspected on fixed dates with full documentation. That is what keeps a pool from being closed at an inspection.
Advisory from the planning stage
In a tower under construction we support the developer in choosing the systems and setting up the management operation, so the first residents move into a tower that is already up and running.
Quality control that does not depend on the site team
A senior manager of the company, not the property team, visits and scores the work from 1 to 5. Any finding below standard is opened as a service call and handled all the way through.
What the service includes
- Lobby management and concierge services
- Pool, spa and gym maintenance to standard
- Advanced access control and security systems
- Maintenance of air conditioning, elevators and the generator
- Landscaping and upkeep of common areas
- Running the Quality of Life department and community events
- Handling residents' requests through an app
- Managing residents' lounges and guest facilities
What worries a luxury tower committee, and what we do about it
A tower that starts to look neglected
On handover day the tower is at its best. After a few years without close management the lobby loses its shine, a supplier shows up less, and apartment prices start to feel it. With us every tower has a permanent team and an account manager, a supplier who does not meet the standard is replaced fast, and a senior manager of the company checks the level of work on site.
A pool that is closed at inspection
The pool, spa and gym are where neglect shows up fastest and costs the most. With us there is a certified pool operator, periodic water tests and a record of chlorine and pH levels, because that record is what keeps the pool open.
Trust in the building's money
A committee that was burned by a previous company wants to know exactly what happens with the money. The arrangement is set with you in writing before we start: who manages the account, who the signatories are and how expenses are approved. By the 10th of every month a report by line item arrives, with our management fee as a single line.
I reported it and you disappeared
This is the complaint heard most often about management companies. With us every resident request is opened as a service call with an owner and a date, and the resident sees in the app what is happening with it until it is closed.
Neighbors who do not know each other
A tower where residents know each other runs differently: fewer disputes and easier meetings. The Quality of Life department runs events, holiday toasts and activities for children.

In the income-producing assets we manage
Collection and occupancy are the numbers that show whether management is working, and it is worth asking for them from any company you are considering, including us.

Frequently asked questions about luxury residential tower management
How is a pool in a residential building maintained according to the law?
Pool maintenance in a residential building is subject to the Ministry of Health's regulations: periodic water tests, a certified pool operator, records of chlorine and pH levels, filter cleaning and maintenance of the filtration systems. We manage all the documentation and the contact with the supervising authorities.
What does the Quality of Life department include?
It is the layer above maintenance: community events, holiday toasts, talks and activities for children, resident perks and concierge services in the app. The goal is for residents to feel part of a community, beyond simply living in the same building.
