Pre-construction consulting

Maintenance consulting during construction and building handover

There can be significant gaps between planning and actual management, and they only show up after occupancy. We come in already at planning: we review the systems with you, build a service charge estimate and a legal framework, and set up the management operation before the first key is handed over.

How it works in practice

Five things you get

  1. A consultant who stays on to manage

The consultant who supports you at the planning stage is the one who will manage the building after occupancy. The knowledge doesn't pass between parties and doesn't get lost at handover.

  2. Maintenance budget estimate

Already at the planning stage we build an annual maintenance budget estimate, so you know what it will cost to operate the building before you set the service charges.

  3. Supplier review

We review the system suppliers' proposals from a maintenance angle too, including the warranty terms and the availability of spare parts in Israel.

  4. System selection

Choosing systems that are easy to maintain is one of the decisions with the biggest effect on operating cost. A system that is cheap to install can cost several times more over twenty years of operation.

  5. Advisory from planning through to operation

We support you from planning, through supervision of the installations, the handover of the building from the contractor and support through to Form 4, up to setting up the management operation before move-in day.

A closer look

What worries a developer ahead of occupancy, and what we do about it

A design decision that will cost buyers for twenty years

A system chosen for its low installation price, a plant room you cannot get into, or a facade with no access for cleaning become a recurring cost the buyers will remember. We review the proposals from the maintenance angle too, including access for maintenance, warranty terms and whether the system has service in Israel.

A complex where one use gets in the way of another

In a complex that combines retail, offices or residential, a decision that looks small at the planning stage sets how the complex will work for years: separate or shared entrances, how the parking is split, the delivery and waste route for the retail, and which systems are shared and which are separate for each use. We think about this for the long term already at the planning stage, and recommend which systems to install and where, so the complex works in the most correct and efficient way and each use pays for what it consumes.

A legal framework not built in time

After occupancy it is too late to decide who is responsible for what. Together with the project lawyers we build, before occupancy, the legal framework that will protect the complex: the bylaws, the split of maintenance and costs between retail, offices and residential, and the management arrangement, so every buyer and every tenant knows its share from the start.

Service charges nobody knows yet

Service charges are set in the sale agreements, long before anyone knows what it will cost to run the building. Already at the planning stage we build a maintenance budget and service charge estimate, based on the systems in the plans.

A handover with defects

When the building is received from the contractor, responsibility passes to you, and anything not checked becomes your problem. We accompany the inspections, make sure the system files and warranties are actually handed over, and document defects before the contractor leaves the site.

Occupancy complaints that come back to you

A building occupied without suppliers, procedures and a service center starts in chaos, and the buyers call the developer. We set up the management operation before the first key is handed over, so buyers move into a building that is already running, and your name stays on a building that runs well.

Frequently asked questions about pre-construction consulting

When should a management company be brought into a new project?

Ideally at the planning stage, or at the latest about a year before Form 4. Bringing us in early makes it possible to influence the choice of systems, plan the maintenance operation, build a realistic budget and be operationally ready on the first move-in day.

What is building handover from the contractor?

It is an orderly process of checking the building and its systems against the specification before taking responsibility for it: checking that every system works, receiving the facility files and warranty certificates, recording defects and following up until they are fixed. A careless process at this stage passes the cost on to the residents.
