Who checks that the work was really done
We check on site that every job that was ordered was actually done. An independent Quality Control department supervises the work and grades it, and every finding goes back for handling until it is closed.
On-site inspection
A senior manager of the company, not the property team, visits the property and scores six topics from 1 to 5: cleaning, system maintenance, safety, appearance and landscaping, resident and tenant management, and staff and records.
A finding becomes a service call
A low inspection score does not stay on paper. A score of 1 or 2 requires a photo and a note, and the finding is opened as a service call to the responsible supplier until it is closed.
Satisfaction surveys
We run satisfaction surveys for residents and tenants, tailored to each building. They provide a check that does not depend on us, and they point the work plan at what really bothers people on site.
Rigorous control pays for itself
Quality Control prevents the big expense. A system maintained according to plan lasts longer, a building that looks well kept holds a high occupancy rate, and satisfied residents and tenants renew their leases. Over time, rigorous control is what supports higher rents.
Questions about Quality Control
Who supervises the management company?
In an industry with no mandatory licensing, supervision has to be built into the company itself, independent of the team that does the work. Our independent Quality Control department checks on site the work that was actually done against the work plan, and grades every property. Any finding below standard is opened as a service call and handled all the way through. In addition, a resident satisfaction survey provides a check that does not depend on us.
How does Quality Control affect the value of the property?
Rigorous control prevents the gradual neglect of building systems. The result is a higher occupancy rate, longer-lasting building systems and savings on breakdown repairs, which together support higher rents over the years.
What does the resident satisfaction survey cover?
The survey looks at what residents and tenants actually experience: cleanliness of public areas, response times to faults, the attitude of the on-site team and the condition of the facilities. It is tailored to each building, and its results guide the work plan for the property.
Do we receive the inspection report?
The inspection report is an internal management tool. What reaches you is the result: a finding that needs attention is opened as a service call, like any other call at the property.
